GES is providing MEP & FP engineering design and construction administration services for the new 640,000 sf mixed use, retail/residential/commercial development. The two phased construction is being designed to LEED$reg; standards and has an estimated construction cost of over $80 million. The buildings will be situated on a ten acre lot and include multi-story retail, residential, office and multi storied underground parking structure.

GES is providing MEP & FP engineering services for a new 116,000 gsf luxury residential building. The building will consist of eight floors and two levels below grade for parking. A mezzanine level is located below the ground floor, having walkout terraces at a half level below grade along the main street. Moderately priced dwelling units will be located at the mezzanine, first, second, and third floors. Individual roof access from the upper floor units will be provided within the proposed penthouse, along with ‘Juliette’ type balconies at each level. A large private roof terrace is located at the top floor along the north side of the building, and bay windows and/or balconies will be provided along the west exposure.

GES provided MEP & FP engineering services for the fit - out of the sixth and seventh floors. The existing 130,000 sf facility consists of commercial office space on the lower levels and residential space on the top two floors (sixth and seventh floors). The existing space consisted of a shell with only base building systems present. The luxury condos valued at over $1,000/sf consist of high ceilings, floor to ceiling windows, Brazilian Cherry flooring, marble baths, gas fire places and balcony views of the Potomac River.

GES provided MEP & FP engineering design and post design services for the renovation of seven underprivileged apartment complexes totaling approximately 300,000 sf. In addition, GES performed a comprehensive evaluation of all of the MEP & FP systems for the complete overhaul and renovation of the seven buildings. The study outlines the nature and extent of the investigation performed and includes comprehensive findings, recommendations and conclusions, which were used in the renovation.

GES provided MEP & FP engineering design and post design services for this new 46,000 sf Livery Stable and Fennessey Condominiums. The project includes the historic preservation of a DC landmark (livery stable) and the addition of a high rise, nine-story luxury condominium. Each condo is equipped with modern lighting fixtures, efficient mechanical systems and advanced telecommunication systems including an IT hub for satellite, cat5 and coax connections.

GES provided MEP & FP engineering services for the development of a feasibility study and preparation of construction documents for the complete interior renovation of four apartment complexes, including renovation of the bathroom areas. Project included the design of a new HVAC system, power, indoor/outdoor lighting and fire suppression system. A solar thermal water heating system was installed to reduce energy cost and increase energy efficiency.
