Under our term contract with the University of Virginia (UVA), GES was tasked to update the mechanical, electrical, plumbing, and fire protection systems for the Phase II Renovation of Hench & Younger House Apartments on UVA’s campus. The two apartments are identical to each other; both are low-rise, three-story buildings which mainly house UVA’s athletic students. The Phase II renovation involved replacement of the HVAC units in both buildings, replacement of all electrical panels in the buildings due to previous fire damage, a new fire alarm system, and reconnection of all plumbing utilities to the new fixtures; as well as new architectural finishes. GES designed the new mechanical system which includes fan coil units throughout the two buildings and rework of the HVAC piping to the new fan coil units. In regards to the electrical designs, GES replaced the existing 125 amp electrical load panel with a new electrical panel and GFCI data outlets, as well as new LED fixtures in the kitchen and bathrooms. The new fire alarm system includes a wired fire alarm smoke detector system and a new fire alarm panel. The systems were upgraded as required by code, the University’s standards, and to support ongoing building upgrades projects.
